Located just outside Burlington's downtown core, this lovely family home is situated on a large lot (55' x 120') with mature trees and beautiful perennial gardens, both front and back. Just a short walk to the GO Station, Burlington Mall, Central Park, YMCA and elementary/high schools. New gas furnace and central a/c (November 2005). Fully-fenced two storey solid brick/vinyl detached house with 4 + 1 bedrooms (including master bedroom with ensuite) Additional features include a gorgeous family room (25' x 30') washer/dryer on the main floor, hardwood flooring in a number of rooms, lots of closets, front deck, side patio, 'mud' room, 2 large garden sheds and a raspberry patch. Recently paved driveway (July 2006) with room for 3 cars.

While the original house was built in 1957, a major and a number of minor additions were done in 1990/2003/2004. These included the family room, master bedroom with ensuite, breezeway with large storage closets, oversized family bathroom (including washer/dryer area) and front deck.

Virtually all windows (including the beautiful bay window in the living room) have recently been replaced with energy-saving ones.

The basement bedroom was originally our family room before we had the addition built in 1990. It then became an office and more recently our middle son's bedroom. It has both internet and cable hookups as do many of the other rooms.

The garden at the back is large enough if the new owner was interested in installing a swimming pool.

Additional costs of maintaining this house are as follows:

 - electricity/water/etc. (Burlington Hydro) is $240mo. (approx.)

 - gas for heating/air conditioning/hot water/etc. (Union Gas) is $140mo.

 - hot water tank rental (Direct Energy) $23mo.

We have 4 late teens/early twenties still at home who love their showers, etc. so these costs I know are high.  We have never run out of hot water and the house is kept toasty warm in the winter and nice and cool in the summer!
